I will look at your home from the perspective of buyers and take note on all items that need to be repaired or replaced. I will provide you a detailed suggested checklist to get your highest and smartest return on investment in preparing the property for the market.

Presentation

Our goal is to present your home in its best condition. My team and I have relationships with every kind of vendor possibly needed. I will schedule and manage the process to make it as easy as it can be for you.

Professional photography and staging are critical. Over 92% of buyers use the internet in their home search. If buyers are not sold on the images they see online, chances are they will move on.

Promotion

Utilizing both print and digital marketing to maximize the exposure of the property. Color Brochure will be created and placed on-site so buyers can find Most buyers begin their home search online, I will market your property across all online platforms to capture attention.

My team has the ability to hold regular open houses at your home to entice the buyers.

Pricing

To help you determine the price and strategy, that will achieve the highest return, I will provide an in-depth market analysis to identify the market value range of your property in today’s market.

The pricing strategy depends on the market conditions at the time your property goes on the market. List Price is ultimately your choice. I will talk through the pros and cons of different options with you.

Launching

Here are a couple of things we need to do to ensure a smooth launch:

• Title report: Obtain and review the property’s title report, clear any issues prior to going on the market.

• Relevant property information: order and researched documents such as oil tank records, sewer capacity charges, building permits, and other information.

• Pre-listing inspection and sewer scope: As the seller, you can also elect to hire an inspector to evaluate your home prior to putting it on the market. Many times an inspector can point out major or minor issues with your home that you may be unaware of and that may affect its value.

• (If Condo) Ordering Resale Certificate order in advance. Preparing detailed information about the building, restrictions, and list of amenities to provide to potential buyers upfront.

Show your home

Once your home is ready to show, I will begin marketing it to potential buyers and other sales associates. If possible, leave the home when buyers are present so they feel comfortable asking their agent candid questions.

Tracking Interest and Feedback

Any agents that express their buyers have interests are added to a spreadsheet with specific notes. I'm also notified every time an agent shows the property. I will send a personal email to the agent requesting feedback and pass along the information to you.

Negotiation 

Before offers are due an appropriate email to all interested buyer’s agents is sent, depending on the level of demand.

Hours before meeting with you to review offers we enter all the offers into a spreadsheet and start researching and pre-negotiation process.

Once you’ve found a buyer for your home, I will work with you through the purchase and sale agreement. This is the contract in which you and the buyer outline the details of your property transfer.

Transaction Management

Once you accepted an offer, the road to closing is complicated with many possible bumps along the way. I work hard to manage the process with all parties involved behind the scenes until closing. The result is a closing that goes as smoothly as possible with the least amount of stress.

“Closing” is when you and the buyer sign all the paperwork and pay your share of the settlement fees, and the documents are recorded.
